Tenant(s) Requirements

The tenancy is subject to contract and satisfactory references. Referencing is undertaken through our partnership with Goodlord.

  • Holding Deposit: Equivalent to one week's rent. This is to reserve a property. Please note this may be withheld if any relevant person (including any guarantor) withdraws from the tenancy, fails a Right to Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement and/or Deed of Guarantee within 15 calendar days of the Holding Deposit being paid, unless otherwise agreed in writing.
  • Security Deposit: Equivalent to five weeks' rent where applicable under current legislation. This covers damages or defaults on the part of the tenant during the tenancy.
  • Unpaid Rent: Interest may be charged at 3% above the Bank of England Base Rate on any rent more than 14 days overdue, calculated from the rent due date until payment is received.
  • Lost Key(s) or Security Device(s): Tenants are responsible for the actual cost of replacing any lost key(s) or security device(s). Where locks require replacement, tenants will also be responsible for the reasonable cost of locksmith services, replacement locks and replacement keys for all relevant parties. Where additional time is incurred, a reasonable charge of £15 per hour (inc. VAT) may apply.
  • Variation of Contract (Tenant's Request): £50 (inc. VAT) per agreed variation, or any reasonable costs incurred if higher, where permitted under current legislation.
  • Change of Sharer (Tenant's Request): £50 (inc. VAT) per replacement tenant, or any reasonable costs incurred if higher, to cover referencing, Right to Rent checks, deposit registration and preparation of legal documentation where permitted under current legislation.
  • Surrender of Tenancy (Tenant's Request): Should a tenant wish to surrender the tenancy earlier than permitted under the tenancy agreement or current legislation, this may only proceed with the Landlord's agreement. The tenant may remain responsible for rent, council tax and utilities until the tenancy legally ends or a replacement tenant takes occupation. Any permitted costs associated with a tenancy change or replacement tenant will comply with current legislation.

All payments must be cleared funds prior to occupation. We request payment by bank transfer. Unfortunately, we are unable to accept cheques.

References remain subject to Landlord approval before a tenancy commencement date can be confirmed.

We are legally required to establish all tenants' Right to Rent in the UK. Original identification documents will be required and copies retained on file in accordance with legal requirements.

You will be required to attend the office on the tenancy commencement date to complete formalities and collect keys. An inventory will be provided and tenants should ensure this is checked carefully and accurately reflects the condition and contents of the property. Any discrepancies should be reported within seven days of the commencement date.

Where we are instructed to fully manage a property, periodic inspections will be carried out during the tenancy. The first inspection is normally undertaken after approximately three months and thereafter generally every six months. We will contact you to arrange a mutually convenient appointment.

Notices:

Under current legislation, most tenancies are Assured Periodic Tenancies (APTs), meaning they continue on a rolling basis unless ended by either party in accordance with the tenancy agreement and statutory requirements.

Should you wish to end your tenancy, you will be required to provide notice in line with your tenancy agreement and the relevant legislation. Notice must normally expire in line with your rental period.

Landlords are no longer able to end tenancies using a Section 21 "no fault" notice and can only seek possession where a valid legal ground applies under current legislation.

The tenancy agreement does not allow animals or domestic pets without the Landlord's specific written consent. Any pet request will be considered in line with current legislation and appropriate conditions, including pet insurance where applicable, may apply.

At the end of the tenancy the tenant must ensure that all obligations set out in the tenancy agreement have been fulfilled and that the property is returned in the same condition as at the start of the tenancy, allowing for fair wear and tear. This includes thorough cleaning and returning all inventory items to their original positions to facilitate the final inspection. We will send you a checkout letter prior to your moving out date.

Your deposit cannot be used as the final month's rent. Your deposit will be protected within a Government approved tenancy deposit scheme and you will be provided with the relevant prescribed information and protection certificate.

Following the inventory check and final inspection, the deposit scheme will be instructed to return the deposit subject to there being no missing items, rent arrears or damage to the property or its contents beyond fair wear and tear. Please note this process can take several working days and you should not rely on the deposit being immediately available to fund a future tenancy.

Please be aware that by signing a tenancy agreement you are entering into a legally binding contract and agreeing to comply with the terms of the tenancy agreement and statutory obligations throughout your occupation of the property.
